Prepare an EDGE current tenancy agreement and deployment-location file that proves the applicant is operating where the solution will be used.
An EDGE current tenancy agreement is more than an address attachment. For automation and digitalisation applications, it helps show that the applicant is already operating at the location where the equipment or solution will be deployed. A future-dated agreement does not meet that purpose.
Build the location file before the application begins. It should identify the applying entity, the actual premises, the activity carried out there and the intended deployment. This reduces last-minute questions about whether the site belongs to the applicant, a related company or a landlord that has not yet handed over the space.
Start with the official rule
The official EDGE frequently asked questions state that an Automation and Digitalisation application must include a valid, current tenancy agreement showing that operations have started at the stated location. The reason given is to establish that the solution will be deployed where the company operates.
Read that rule with the selected activity page and the Business Grants Portal requirements. Different activities can ask for different documents. A tenancy agreement is not a substitute for the quotation, project scope, eligibility information or other evidence required for the chosen activity.
Record the source and review date in the application file. EDGE launched on 30 September 2026, and operational guidance can develop. The current page and eventual Letter of Offer control the real application.
Match the legal entity and premises
Check the tenant name against the applicant’s registered name and UEN. If the agreement uses a former name, trading name or related entity, document the legal relationship and obtain appropriate advice on whether the evidence is acceptable. Do not assume that a group company’s lease proves that the applicant occupies the premises.
Confirm the full address, unit number, postal code, commencement date, expiry date and signatures. The FAQ treats deployment locations by postal code for pre-scoped equipment, so record both the postal code and unit. Different units sharing one postal code may be treated as the same deployment location.
Keep evidence of current operations that is consistent with the application. Depending on the activity and request, this might include recent utility or telecommunications records, site photographs, licensing information or an internal location register. Submit only material that is requested or genuinely clarifies the facts, and handle personal data carefully.
Explain what will be deployed
Prepare a short schedule linking the location to the solution. Identify the equipment, software users, operational process, installation area, responsible employee and planned deployment date. For a cloud system used across several sites, explain where the operating teams are based and which location the application concerns.
The schedule should agree with the supplier proposal. If a quotation states a different address or customer entity, correct the commercial document before submission. Do not alter evidence after the fact to make a mismatched project appear consistent.
Our EDGE activity-selection guide helps confirm the correct supportable activity. The EDGE supplier-selection guide covers the separate need to assess provider fit.
Deal with shared and temporary premises accurately
A serviced office, co-working arrangement or sublease needs the same factual discipline. Retain the agreement that gives the applicant the right to use the space, identify the allocated premises and confirm that the business is genuinely operating there. A mail-handling address alone may not explain where equipment or operational software is used.
For a sublease, review whether landlord consent or another supporting document is required under the agreement. For a shared factory or kitchen, distinguish the applicant’s working area and equipment from another operator’s assets. Do not claim exclusive use when the arrangement is shared.
If the company is moving, decide whether to wait until operations begin at the new site or deploy at the current site. A future-dated lease cannot be made current by attaching a moving plan. Seek official clarification where the project timetable and occupancy evidence do not align.
Keep commitment timing separate
The tenancy may pre-date the grant application because it supports the company’s operating location. The project contract, payment and start rules are a separate question. The EDGE FAQ says a retrospective application arises when work starts or payment or a deposit is made to a supplier before submission.
Build a chronology with the lease, application submission, supplier commitment, delivery and installation dates. A current tenancy agreement does not authorise a pre-application project commitment. Conversely, the absence of a supplier payment does not fix a future-dated location document.
Our before-commitment grant guide explains how to preserve the application boundary. Apply the current EDGE rule and selected activity requirements to the actual project.
Maintain the file through claim
Keep the location record current until installation and claim. If the company moves, the site becomes unavailable or the deployment changes, assess the grant impact before making the change. Do not wait for the claim reviewer to discover that the solution is no longer at the approved location.
At completion, retain installation evidence, unique identifiers where required, acceptance, invoices and payment proof. Link those records back to the original location schedule. The evidence should show one coherent story from application through use.
The Singapore business support decision guide is the pillar guide for choosing support. For this application, the practical test is narrower: can a reviewer identify the applicant’s current operating premises and see that the proposed deployment belongs there? If not, resolve the location evidence before submitting.
Perform a final location review
Before submission, ask a reviewer to compare the tenancy agreement, registered entity, quotation, application address and deployment schedule. Resolve abbreviations, old company names and unit-number differences with genuine source evidence. Record the lease expiry against the implementation period and identify any renewal dependency.
This short review prevents a location question from being scattered across property, finance and project files. It also gives the claim owner a verified starting point for later installation evidence.
